Catalina Bay Apartments is a new iconic apartment building in a unique location on the Catalina Bay Auckland waterfront. It is the first residential development to be realised in the masterplan, delivering 73 apartments over 13 levels and nine townhouses. As a flagship development, Willis Bond wanted to ensure they could deliver their high standards for quality on the contracted completion date and any delay in obtaining Code Compliance Certification at completion was an unacceptable risk. Farsight NZ is proud to be involved with leading this critical process.
The Challenge:
With the economic downturn arriving in late 2023 early 2024, the industry was facing a new set of challenges. Anticipating market uncertainty, Willis Bond wanted to continue to ensure that future residents and investors have certainty in their delivery of the prestigious new apartment building.
Code Compliance Certificates (CCC’s) in Spring 2024, for the apartments, were critical. However, gaining CCC’s was compounded by the need to spread the building consent approvals over a number of consents.
Willis Bond needed certainty and confidence, having worked with Farsight NZ as a trusted advisor on many successful projects, it was a no-brainer to bring Farsight NZ into the project.
How Farsight NZ Helped:
Farsight NZ met with the Willis Bond team and the contractor LT McGuinness to understand the situation and status of the multiple CCC’s. The project was complex having four main building consents involving an extensive team of consultants and specialist sub-trades. The solution required a comprehensive analysis of all critical attributes of building code completion evidence, overlapping through all four building consents.
Farsight NZ applied their extensive knowledge and experience to create a comprehensive solution (compliance close-out pathway) that ensured certainty around completion for Willis Bond. Early analysis and engagement with the wider project team ensured that all contributors were made aware of their input and responsibilities well in advance. Farsight NZ played a key role in the collection, review, and submission of the evidence to Auckland Council. Working with the local council BCA was integral to the success and Farsight NZ acted as the conduit between the project team and BCA.
The Outcome:
The council was provided with a clear process to allow seamless approvals and timing. The Code Compliance Certificates (CCC’s) were successfully obtained, and Willis Bond and LT McGuinness were able to complete work without fear of penalties.
Because all CCC’s were obtained successfully, this allowed new owners to commence occupation on time in Spring 2024 as planned.
